Gas Safety — CP12

Annual gas safety certificates — CP12 — for every property with a gas supply. Legally required for all rental properties. Carried out by Gas Safe registered engineers with certificates issued and filed on completion.

Electrical Testing — EICR & PAT

Electrical Installation Condition Reports — EICR — legally required for all rental properties every five years. PAT testing for commercial premises. Carried out by NICEIC and ELECSA registered electricians with full certification on completion.

Fire Safety

Annual fire extinguisher servicing, emergency lighting testing, and fire risk assessments. Legally required for every commercial premises and HMO under the Regulatory Reform Fire Safety Order 2005. Carried out by BAFE registered specialists with full documentation.

Legionella & Water Treatment

Legionella risk assessments, written schemes of control, and ongoing water temperature monitoring under HSE Approved Code of Practice L8. Legally required for all commercial premises and qualifying residential properties. Carried out by L8 qualified specialists.

Asbestos Surveys

Asbestos management surveys and refurbishment surveys for buildings constructed before 2000. Legally required before any refurbishment or demolition work under the Control of Asbestos Regulations 2012. Carried out by HSE licensed surveyors with written management plans and asbestos registers issued on completion.
